Membrane Roof


A single-ply membrane roof consists of plastic, modified bitumen, and synthetic rubber sheeting that is laid over the roof deck, usually in a single ply.

Single-ply membrane roofing are installed in three basic ways:

  • fully adhered
  • mechanically attached
  • loose laid with ballast

If properly installed and properly maintained, a single-ply membrane roof should last up to 15 to 20 years or more.  Roof penetrations and seams are the most vulnerable parts of single-ply membrane roofing and should be carefully designed and installed.  The material must also deal with ultraviolet light deterioration.

With some membrane roofing, a protective coating can be used to protect it but the coating should be reapplied periodically.  Other membrane types such as PVC (Duro-Last), TPO, and EPDM (rubber) do not require coatings. Check carefully for surface degradation on an unprotected roof, fading of the coating on a protected roof and also for signs of water ponding or poor drainage.
